Slate outlasts almost everything else on the market — a well-built slate roof can run a century or more — but it is unforgiving of bad workmanship and of anyone walking on it who should not be.

Why Slate Needs a Specialist

Slate is repaired, not patched. Individual slates are removed and replaced using a slate ripper and hook or copper nail, and the surrounding slates have to be worked around without cracking them. A roofer used only to asphalt will usually break more slates than they replace.

The other reason is that slate typically outlives its fasteners and flashing by decades. On an older slate roof the slate itself is often still sound while the nails have corroded and the valley metal has worn through — which is a very different repair from replacing the covering.

Common Slate Roof Problems

1. Slipped Slates: individual slates working loose as the fixing nails corrode. Usually the first sign that a roof is entering nail-failure.
2. Cracked or Broken Slate: from impact, foot traffic, or falling limbs.
3. Failed Flashing: valley, chimney, and wall flashing typically needs replacing at least once in the life of a slate roof.
4. Nail Sickness: widespread fastener corrosion. When enough slates are slipping across the whole roof, spot repair stops being economical.
5. Delamination: slate splitting into layers as it weathers, most often on lower-grade stone.

Repair, or Strip and Relay?

If the slate is sound and the problem is fasteners or flashing in one area, targeted repair is straightforward. If nails are failing across the whole roof, the usual answer is to strip the roof, salvage the sound slate, renew the underlayment and fixings, and relay it.

A strip and relay is a significant job, but it reuses most of the original material and can give a roof another long service life — which is why it is often better value than replacing a slate roof with something else.

Matching Replacement Slate

Getting the replacement right means matching thickness, size, and colour as closely as possible. Mismatched slate is obvious from the ground and can weather differently from what surrounds it. Where a match cannot be sourced, salvaged slate taken from a less visible slope is often the better approach.

A Note on Walking Slate Roofs

Most avoidable slate damage is caused by people walking on it — including, sometimes, other trades working on chimneys, aerials, or solar. If work is planned on or near your slate roof, it is worth insisting that whoever goes up there uses roof ladders and knows how to move on slate.
